Key Responsibilities:
Market Research & Analysis:
- Conduct comprehensive research on property market conditions, rental trends, and customer preferences in the Auckland region.
- Analyze demographic, economic, and local market indicators to advise on rental pricing, occupancy rates, and marketing strategies.
- Track competitor activities and market share to identify growth opportunities or areas for operational improvement.
Data Collection & Interpretation:
- Gather and organize data from various sources, including property management systems, rental listings, surveys, and public records.
- Maintain a database of key performance metrics, such as occupancy rates, average rental prices, tenant inquiries, and marketing performance.
- Interpret data to identify trends and insights that support strategic decision-making in property management and marketing.
Reporting & Insights:
- Prepare detailed market reports, forecasts, and dashboards for management and operational teams to inform strategic planning.
- Provide actionable recommendations based on data analysis to optimize property listings, marketing strategies, and occupancy levels.
- Generate regular reports (weekly, monthly, quarterly) tracking key performance indicators (KPIs) such as tenant retention, rental income growth, and lead conversion rates.
Strategy & Forecasting:
- Collaborate with the marketing and leasing teams to develop data-driven campaigns that target prospective tenants and enhance property visibility.
- Provide forecasting models for rental market trends, future demand, and pricing variations.
- Use predictive analytics to anticipate market changes and tenant behavior, helping the company stay ahead of emerging trends
Technology & Tools:
- Utilize statistical software and data analysis tools (e.g., Excel, SQL, R, Python, Tableau, Power BI) for efficient data management and analysis.
- Manage online property management systems and reporting tools, ensuring data accuracy and integrity.
- Optimize the use of customer relationship management (CRM) tools to track tenant interactions and improve service delivery.
Skills and Qualifications:
- Qualification: A bachelor’s degree in Marketing, Business Analystic, Economics, Data Science, Business, or a related field.
- Experience in market research, data analysis, or property management is preferred.
- Proficiency in data analysis tools and statistical software.
- Strong analytical skills with a keen eye for detail.
